Schedule a Building Inspection Saturday Inspections Now Available: Saturday inspections can be scheduled between 8 a.m. to 12 p.m. Please note, inspections can be scheduled for permits within unincorporated Osceola County. If you reside in City of Kissimmee limits, or City of St. Cloud limits, please refer to their websites for this. Follow the steps below to schedule an inspection for your building permit. Weekday inspections may be scheduled up to 6:00 a.m. on the same day. Saturday inspections must be scheduled by 3:00 p.m. on the Thursday prior to the inspection date. Yes, follow the steps listed here: Request an After-Hours Inspection or a TCO(PDF, 484KB). You must pay the minimum fee of $160.00 before the inspection request is approved. If additional fees are incurred, payment is due upon receipt of invoice and no further inspections will be performed and/or a Certificate of Occupancy will not be issued until the fee is paid. Download Instructional Flyer(PDF, 617KB) Step 2.Provide the requested information The interactive text chat will ask you several questions to ensure your inspection is accurately scheduled. Permit Number: Enter the full number, including the dash. Inspection Code: Enter the code of the inspection you need to schedule. The list of inspection codes are available at the top of this page. Date: Enter the date you would like to schedule the inspection, in mm/dd format. Comment for Inspector: You may leave an optional comment for the inspector. Finally, confirm that you would like to schedule the inspection. Step 3.Support If you encounter issues or need assistance, please contact our Building office at 407-742-0200. Online Step 1.Login to Permits.Osceola.org You must have an account on permits.osceola.org, and your account must be associated with your permit in order to schedule its inspection. Step 2.Verify status Your permit status must be Issued in order to schedule an inspection. Step 3.Locate your permit Login to the Osceola County Permit Center. Hover over the Search button, and select your permit type from the drop down. Type your full permit number (including the dash) in the Record Number box and press Enter to search. In the search results, click on your permit to open it. Step 4.Schedule the inspection On your permit's page, click Record Info and select Inspections from the drop down. Click the link Schedule an Inspection. Choose the type of inspection needed. To schedule a virtual inspection, select the inspections that end in -V. Press Continue. Select the date and time range. Press Continue. Verify that the location and contact person are correct, and press Continue. For virtual inspection, the contact information should be the person on your end who will be on site to conduct/record the inspection. Include additional notes if needed and then click Finish. For virtual inspection, type in Video Inspection Request, and include the name, phone number, and email associated with the device that will be used to conduct/record the video inspection. If you don't include this information, your virtual inspection may be canceled. Your inspection is now scheduled and will appear in your Upcoming inspections list. Saturday Inspections Saturday inspections are now available. There is no additional charge to this weekend service. The following services are eligible for Saturday inspections: Plumping repiping Electrical interior panel change outs Mechanical A/C change outs Windows Doors Water heaters Saturday inspections must be scheduled by 3:00 p.m. on the Thursday prior to the inspection date. Download Instructional Flyer(PDF, 617KB) Virtual Inspections We offer two types of video inspections: live and offline. Live Inspections: These are scheduled through permits.osceola.org. If you schedule before 5:00 a.m., your inspection will be completed the same day. Offline Inspections: These are used where there is no internet / Wi-Fi service, or when our office is closed. You can record the inspection, then upload the video when you have internet access. The inspector will review the video and update your inspection results. Both types of inspections use the VuSpex Go app. You will need to install this app in advance. Install the VuSpexGO app for Apple or Android. Refer to VuSpex's website for support and steps on setting up the app. Schedule a virtual inspection Follow the steps in the "Online" tab above to schedule your inspection. Use the inspection codes that end in -v to ensure you're selecting virtual inspections. In the Additional Notes section, you must enter "Video Inspection Request" and the name, phone number, and email of the person who will be recording the inspection (phone number should be of the device that will be recording). If you don't include this information, your virtual inspection may be canceled. Video Inspection Instructions(PDF, 579KB) The day of your inspection On the day of your inspection make sure you have: good cellphone service proper lighting that your camera rotation feature is working properly on your phone When your inspection time arrives, the inspector will send you a meeting invitation by text. This text will contain a link to a VuSpex Go meeting. Click on the link when you receive it. A pop up will appear asking if you want to open VuSpex. Select Open VuSpex. The link will open the VuSpex app (you previously installed) and connect you to the inspector. During the inspection, move the camera slowly so the inspector can see the image clearly and allow the camera to focus when showing items such as breakers or rating plates. The virtual inspection will require views of the job, permit board, posted street address, and contractor’s vehicle with identification sign and license number. The inspector will give you instructions on what he/she wants to see. Have the following items on site and available for viewing: Permit Card Notice of Commencement (NOC) if project value is $5,000 or more Stamped plans: “Reviewed for Code Compliance” Florida Product Approval sheets and Manufacture’s Installation Instructions Please also have a tape measure, flashlight, and screwdriver available. After the inspection, you will receive an email containing your permit number, inspection type and result of the inspection.
